Last week I got a call from a homeowner who was sitting at home, waiting on a delivery. The driver pulled up to the gate, punched in the directory code — and the phone inside the house never rang. From the driver's side it looked like the code was wrong. From the homeowner's side it looked like the delivery guy never showed. Neither was true.

Why it's usually just a setting

Nine times out of ten, when a visitor can't reach a resident, it's programming. A wrong directory code, an old phone number still sitting in the system, a resident who switched carriers and never told anybody. That's the easy fix, and it's the first thing I check.

But if you stop there, you'll misdiagnose the calls that actually matter. This was one of them.

How a DoorKing telephone entry system actually works

Two pieces have to cooperate for a visitor's call to go through:

If either one is down, nobody gets a call — and both failures produce the exact same complaint. That's what makes this kind of problem easy to misread.

Failure #1 — the callbox board

The first thing I found: the RS-232 on the callbox board was fried. When that section goes, the board stops putting voltage out to the Wiegand terminals — so anything wired into Wiegand quits working too.

That's the tell. If a keypad or card reader died at the same time your calls stopped, you're not looking at a settings problem. You're looking at board damage.

Failure #2 — the cell unit

Then I checked the cell unit. It wasn't putting enough voltage on the line.

No line voltage means no dial tone. No dial tone means that callbox can't dial anybody, no matter how correct the code is. A completely separate failure, producing the identical symptom.

Tampa Bay is the lightning capital of North America, and a nearby strike doesn't have to hit your gate directly to do damage — it just has to hit the ground your wiring runs through. A surge doesn't politely take out one component; it travels through whatever's connected and fries multiple boards at once. That's exactly why "just swap the obvious part" so often fails after a storm.

It was both

Here's what made this call worth writing up: it wasn't one or the other. It was both boards.

The property had taken a lightning hit. The surge damaged the callbox board and the cell unit board at the same time. Swapping only the callbox would have left the system just as dead — and the homeowner would have paid for a repair that didn't fix anything.

The fix

The only real fix was replacing both — the callbox board and the cell unit board. Once both were in, the system came back online the same visit.

If this is happening at your property

And the honest caveat: every situation is different. This one happened to be both boards. Yours might be one, or neither — that's exactly why it gets diagnosed before anything gets replaced. The point isn't that it's always both; it's that after a storm, lightning damage hides in more than one place, and a quick reprogram will send you right back to square one.
